Setting the Sales Price
Before we can set the sales price for your house, I will run a Comparative Market Analysis (CMA) that will show the listing price of similar houses in your area as well as the prices that similar houses have sold for in your area. Also, the CMA will give us information on houses that were on the market and did not sell
Next, I will ask you questions about your goals in selling your house. These goals will need to be factored in when we calculate the selling price,
- Is your goal to get the maximum sales price for your house? – If so, are you willing to have your house on the market for several months?
- If your goal to sell your house quickly? – If so, are you willing to sacrifice some of the potential profits from the sale?
- Would you like to establish a balance between selling your house quickly and selling at the top end of the market value?
Market conditions can play a role in setting the sales price of your New Orleans / Mississippi Gulf Coast region house. I will factor in how quickly similar houses are selling in your area, interest rates, and whether it is a seller’s or buyer’s market.
